Privada Homes, a new home builder that will combine value with a sense of distinctive style, is making plans to sell its first homes in the Sarasota community of Gracewater.

The Sarasota-based company was founded by Eldon Johnson and Terry Wolfram, two longtime Florida real estate investors who are also the driving forces behind the Gracewater master-planned community.

“As we did our planning to start Privada Homes, we thought about “what would be best for our own families?” Johnson said. “We wanted Privada’s first collection of homes to match what homebuyers in Sarasota and around Florida are looking for – well-built homes that fit our state’s active lifestyle.”

Privada Homes, named for a Spanish word which means “exclusive”, will offer homes in Gracewater ranging from 2,040 to 2,903 square feet, with prices from the $500s. The collection of homes will offer such Florida-friendly features as lanais and open floor plans, while exteriors will look anything but cookie-cutter. By using architectural details and modern coastal features, the designs are modern while drawing inspiration from homes built in Florida 100-plus years ago.

The Gracewater development is a new active Lifestyle Residential Community being developed near the center of Sarasota. It’s the only master-planned new-home community that’s being built so close to downtown and west of I-75, providing residents convenience to shops, schools, restaurants and nearby award-winning beaches like Siesta Key and Longboat Key.

Gracewater, located at 4501 N Tuttle Avenue, is less than 5 miles from Sarasota’s thriving downtown, and a similar distance from the popular John & Mable Ringling Museum of Art and Sarasota Jungle Gardens.

The renaissance of downtown Sarasota has been striking, as the city has quickly become a place where people of all ages and backgrounds can live, work or play.

New restaurants like Meliora and KOJO’s are joining familiar standbys like Michael’s on East. A new master plan is taking shape at Marie Selby Botanical Gardens, a world-class cultural facility just south of downtown. And there’s the launch of The Bay initiative, which will transform 53 acres along the water into a public park for people to enjoy fitness classes, paddleboarding and other activities.

New residents of Gracewater will find they’ll also have plenty to do in their own community, though. There will be an on-site, full time Lifestyle Manager who coordinates the many social events and activities throughout the year which is key to creating the community-centric lifestyle that will draw people to Gracewater from all over the country. Whether it is finding creative ways to celebrate our favorite holidays, going on group excursions, kayaking on our South Florida waterways or getting our 4-legged friends together for yappy hours, we also find something to celebrate. Residents will have memories and experiences they could not have had anywhere else but their Gracewater home.

The community will have a zero-entrance resort-style pool, pickleball courts, and a clubhouse full of activities. And with a site plan built around small lakes, the entire community will have a resort-style feel that speaks to comfort and relaxation.

“The opening of Gracewater and Privada Homes creates a unique opportunity for homebuyers in the Sarasota area,” Wolfram said. “A Privada home will provide your family with a quality retreat with the resort-style amenities Florida homebuyers expect, and you’ll be within 5 miles of everything downtown Sarasota has to offer.”
