Ten-Step Path to New Home Ownership with Privada Homes
Buying a home is a big step, but it doesn’t have to be overwhelming. At Privada Homes, we take pride in making the process of building your new home as an enjoyable experience. Choose Your Privada Home Site
The process of building a new home should be an enjoyable experience from start to finish. So, when you are ready to start, the first step is to choose your desired home site based on personal preferences like water view, preserve view, and orientation. Then, make a reservation deposit, and we will get started on making your dream home a reality.
Agreement of Sale
After securing your reservation, the next step is to work with your Privada new Community Sales Manager to choose your home selection, elevation, exterior color scheme, and interior options. We will also discuss the benefits and options available through our preferred lender program, which streamlines the financing and closing process. We know every buyer is unique, and we will work with you to find the best solution for your needs. After you have determined what works best for you, we will finalize these items in an Agreement of Sale.
Pool Design Appointment
After you’ve selected your floor plan and home site, it’s time to start thinking about your pool. If you’re intending to include a pool in your new home, we will put you in touch with our preferred pool contractor. They will work with you to design the perfect pool for your yard, considering factors such as the size and shape of your lot, the layout of your home, and your personal preferences.
Pre-Construction Meeting
After building permit issuance, a Privada Homes Community Sales Manager as well as Privada Homes Construction Manager will meet with you to review the building plans, interior selections, elevation, and color schemes you have chosen and other items specific your homesite, such as home handing, orientation, public and private utility locations, front, side, and rear setbacks as well as any applicable easements. Working with Privada Homes ensures that every detail of your new home will be taken care of, providing you with peace of mind throughout the construction process.
Pre-Drywall Meeting
After the home’s framing is complete, it is time for a pre-drywall meeting. This is when you will meet with the Community Sales Manager and Construction Manager to review the structural selections, including mechanical, electrical, low voltage, and plumbing options/locations that have been chosen for your home.
This meeting usually lasts about an hour, and is a great way to ensure everything is on track before the drywall is installed. After the pre-drywall meeting, the construction team will get to work on installing the drywall and getting your home ready for installation of finishes.
Tile Walk
Now that the walls are up and the roof is on, it’s time to to meet to review the flooring that was selected and will be installed. The tile walk is an approximately 30-minute on-site meeting between the Home Buyer, Community Sales Manager, and Construction Manager.
First Pre-Settlement Home Orientation
You are just two weeks away from taking ownership of your brand new Privada Home! One of the final steps in the process is the first pre-settlement orientation, where you will meet with the Construction Manager at your home for a walk-through. This approximately 1.5-hour tour will cover every room in your new home and the exterior, and you will have a chance to familiarize yourself with all the finishes, features, and systems. The Construction Manager will also review the post-closing 30-day walk and warranty program.
This walk-through is a great opportunity to ask any final questions or address any concerns before taking ownership of your new home. In addition, Privada Homes has a detailed “pre-settlement walk checklist form” that will help ensure everything is in order before you move in.
Second Pre-Settlement Home Orientation
At Privada Homes, we want to make sure you’re fully prepared to take ownership of your new home. That’s why, after your first pre-settlement home orientation with the Construction Manager, we schedule a second orientation to review any items that were noted on the “pre-settlement walk checklist” during the first walk-through.
Closing on Your New Home
Congratulations! The day you have been waiting for has come and it is time to close on your new home. A meeting will be held in the sales office conference room where you will sign all necessary closing documents. The Title, Notary, and Privada Homes representatives will be present at this meeting, making it an easy, one stop process. At the end of this meeting, you officially become the owner of your new Privada Home and will leave with the keys to your new home. 30 Day Warranty Walk
Approximately 30 days after purchasing your home, the Construction Manager will schedule an appointment to meet with you to review your new home. The Construction Manager will also re-review the warranty program and process that had also been discussed during the pre-settlement orientations.
This is your opportunity to ask questions and address any concerns you may have. We want you to be completely comfortable and satisfied with your new home. This is our commitment to you!
